Can you hold a place before I apply?
Properties are rented on a first-come, first-served basis once a completed application and required fees are received. To secure the home you’re interested in, we recommend submitting your application as soon as possible. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. In most cases, tenants are required to pay the first month’s rent and a security deposit prior to move-in. Some properties may also require last month’s rent depending on owner preferences or credit criteria. -
How old do you have to be to apply?
Applicants must be at least 18 years of age or legally able to enter into a binding lease agreement. -
Is the deposit refundable?
Yes. Your security deposit is fully refundable provided all lease terms are met and there is no damage beyond normal wear and tear. Deductions may apply for unpaid rent, damages, or cleaning fees as outlined in your lease. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet income, credit, or rental history qualifications. Cosigners must meet financial requirements and complete a guarantor agreement before approval. -
You have a property I want to rent. How do I apply?
Applying is simple! Applications can be submitted online through our secure tenant portal or in person. You’ll need to provide a completed application, the application fee, proof of income, and a valid photo ID. -
How do I pay rent?
We make paying rent easy and convenient. Rent can be paid online through the tenant portal, by automatic bank transfer (ACH), or by check or money order, depending on the property’s accepted payment options. -
I want to get a pet. What should I do?
Please review your lease agreement and contact our management team before bringing a pet into the home. Some properties are pet-friendly and may require a pet deposit or monthly pet rent, while others may have restrictions or breed limitations. -
I want to move out, but my roommate wants to stay. What should I do?
If one tenant wishes to stay, they must qualify individually to remain on the lease. Alternatively, management can approve a replacement tenant after proper screening and documentation. Please contact our office to discuss your options before making any changes. -
My lease expiration is coming and I want to move out. What should I do?
Most leases require a 60-day written notice before move-out. Please refer to your lease for specific notice requirements and submit your intent to vacate in writing by the deadline to avoid penalties. -
Who is responsible for paying for repairs & maintenance requests?
Routine maintenance and repairs are handled by Santhosh Real Estate LLC. However, tenants are responsible for damages caused by negligence, misuse, or unauthorized alterations. All maintenance requests should be submitted promptly through your tenant portal for timely response.
